The Board of Zoning Appeals (BZA) is a 5-member board which deals with contested zoning decisions. The members must all live within the unincorporated area of the Township. They hear appeals from property owners affected by zoning determinations and authorize zoning variances. When conditional uses are allowed, the BZA grants the conditional zoning certificates required to engage in those conditional uses. The BZA makes a variety of determinations about the acceptable uses of land within the Township. All Appeals are reviewed during a public hearing, with public notice required to make citizens aware of potential action.

Occasionally a regularly scheduled meeting will be cancelled due to lack of a quorum or because there are no cases or zoning business for the board to consider. When this occurs, a sign will be posted on the door of the Community Room to notify the public that the meeting has been cancelled and why.
If time permits, the cancellation will also be posted to the Township website or on the Beavercreek Township social media accounts (Facebook and Twitter).
